7 Steps to Help Us Apply for Your Mortgage
We believe in keeping things as simple as possible. Follow the steps below and when you have all the documents you need, visit the document upload section on the home page to send your documents securely to us.
If you have had ANY adverse credit or are consolidating ANY debt, we MUST have a copy of your most recent credit report.
Please send any documents as PDF files. Other file types such as PNG or JPG will not be accepted. Screen shots are not acceptable. If you are taking pictures of documents, these may also be unacceptable.
Proof of Identity & Address
To comply with legislation, verify your identity and address, please provide one proof of identity and one proof of address.
If you don’t have the required documents listed below, please inform us, and we can suggest alternative options.
Handy Hint.
Passport – Please scan the photo page & the page above onto one image.
Driving Licence – Please scan both the front and the back of the driving licence. Separate images of the front and back of the licence are acceptable.

Depending on your type of employment, means we need different things to prove your income. Please select your employment type below for what we require.
PDF documents are preferred. We are happy to contact your accountant directly. Please contact your accountant and tell them to expect contact from us asking for your documents.
Proof
of Income
We need to prove to the lender that you earn the amount you have stated. They require payslips in line with your pay frequency shown below.
Weekly Paid – last 13 payslips
Fortnightly paid – last 8 payslips
4 weekly paid – last 4 payslips
Monthly Paid – last 3 payslips
Most lenders will ask for your latest year P60 too so please supply that if you have it to hand as if we are using additional income such as bonus or commission your P60 will help support this.
Sole Trader / Partnership / LLP
We will need your last 3 years SA302 which is also known as a tax calculation. We also need the tax year overviews for the same 3 years.
Some lenders may ask to see your full years accounts and SA100. Don’t worry about these for now. We will let you know if we need them.
If you have less than 3 years history as a sole trader / partnership / LLP please supply as many as you have.
We will need your last 3 years SA302 which is also known as a tax calculation. We also need the tax year overviews for the same 3 years.
Some lenders may ask to see your full years accounts and SA100 for the last 3 years. Don’t worry about these for now. We will let you know if we need them.
If you have less than 3 years history as a limited company please supply as many as you have.
If you have retirement income we will need to have sight of any income from pensions or state pension entitlement.
In addition to this we will also need your most recent P60.
Bank
Statements
We will need to see:
3 complete months bank statements showing the name, address, sort code & account number for all applicants. The statements should include all salaries paid in and bills going out.
If you have a separate bills account then we will need 3 complete months where your salary is paid into and 3 complete months for where your bills come out of.

If your properties are in a limited company then we may need to see 3 months bank statements in the same format as above.
If you are employed, retired or have another form of income it is likely the lender will want to see your SA302 / Tax Computation and corresponding Tax Year overviews.
Some lenders may ask to see your full years accounts and SA100 for the last 3 years. Don’t worry about these for now. We will let you know if we need them.
Handy Hint.
Provide your bank statements as PDF files which are easy to save, view, print & open.
Your bank statements MUST show your name, address, sort code and account number.
Provide at least 3 complete months making sure there are no gaps in the statements you provide.
Try to access your statements using a smart phone, this nearly always results in a document that cannot be used.
Send screenshots or photographs, these are not acceptable to lenders.
Email your bank statements to anybody. They are easily intercepted and this makes email a security risk.
Send transaction lists as these are not accepted by lenders.
Handy Hint.
Lenders will need to see that you have the deposit funds available. This helps confirm you have the funds available and we comply with policy and regulations in relation to money laundering.
Proof
of Deposit
A copy of the last 3 months bank statements. These must show your name, address, sort code & account number.
If your savings are spread over multiple accounts, then we will need 3 complete months statements for each savings account.
The Help to Buy ISA closed to new applicants on 30th November 2019.
If you already have money in a Help to Buy ISA, you can keep saving into the account until 30th November 2029 when all accounts will close, and you must claim your bonus before 1st December 2030. From 1st December 2019, if you’d like to save towards your first home, and you are over 18 and under 40, you can apply for a Lifetime ISA.
With a Lifetime ISA, you can save up to £4,000 per year, and the government will give you a 25% bonus on your savings, up to a maximum of £1,000 per year
Please provide bank statements for the last 3 calendar months showing a build up of funds.
Bank Statements must show your name, address, sort code and account number. They cannot be screen grabs or photos.
If your deposit money is held in more than one account, then you will need to supply 3 calendar months for each account.
Your solicitor will receive the money held within the savings account including any uplift if you qualify. Prior to completion your solicitor will request the funds and then the account will be closed.
A gifted deposit is when somebody – usually a family member – gives a homebuyer a sum of money towards their deposit, or gifts them the entire deposit. If parents are looking for a way to help their children get on the property ladder, a gifted deposit can be the simplest way.
Should you receive a gifted deposit, we will need some supporting evidence such as:
Proof of ID
Proof of Address
Signed donor letter (we can give that to you)
The latest 3 calendar months statements for where the funds have been held.
This helps us comply with anti-money laundering legislation and policy.
Each lender will stipulate their own specific policy, but in almost all cases lenders will state that the gift needs to be from a family member or someone in the applicants blood line.

If you are remortgaging please forward us the latest copy of your mortgage statement. This will give us the most accurate published balance and information about your current mortgage.
They are usually released annually, so if you cannot find your latest one, give your current lender a call and see if they can send you one out by post or email.
Credit
Report
Your credit report confirms your current debts and also gives an approximate balance. We need to see the credit report for all applicants so we can confirm the information you have supplied.
We recommend Check My File, as they show all major credit reference agencies side by side as not all credit reports contain the same information. They will also give you a free trial for 30 days.
Sorry, but we cannot accept reports from Clear Score, Noddle or Credit Karma as they do not give us all the data we require.
Handy Hint.
We recommend checkmyfile as they look at Experian, Equifax and Trans Union side by side.
